What homeowners insurance typically covers

Sudden & Accidental Water Damage

Burst pipes, appliance overflows, and plumbing failures are typically covered. Gradual leaks or lack of maintenance may not be.

Fire & Smoke Damage

Structure fires, smoke damage, and soot cleanup are covered by standard policies. Wildfire damage is also included.

Storm & Wind Damage

Damage from wind, hail, lightning, and fallen trees is covered. Hurricane deductibles may apply in coastal areas.

Mold Remediation

Covered when resulting from a covered water loss. Mold from unresolved long-term moisture or flooding may not be.

What's typically not covered

Flood Damage

Standard homeowners policies exclude flood damage. Separate flood insurance through NFIP or private carriers is required.

Gradual Damage

Long-term leaks, seepage, or deterioration from lack of maintenance are generally excluded from coverage.

Sewer Backup

Often excluded unless a specific sewer/water backup endorsement has been added to the policy.

Neglect or Delay

Failure to mitigate damage after discovery — not acting quickly to prevent further loss — can reduce or void coverage.
